Buyers To-Do List

  1. Meet with Coldwell Banker Sales Specialist
    • Discuss Agency and sign Agency Disclosure form
    • Talk about what a Subagent and Buyer Agent can do for you
    • Go over your needs and wants regarding housing
    • Make an appointment to see properties in the area that fit your needs and wants
  2. Determine your purchasing power
    • Consult with a NEMoves or Coldwell Banker Mortgage Consultant
  3. Carefully inspect the homes and select the one you love
  4. Complete and sign an Offer to Purchase (with a deposit)
  5. Select an Attorney
  6. Have a Home Inspection
  7. Meet contingencies and conditions of the offer
  8. Sign Purchase and Sales Agreement (with second deposit)
  9. Complete and submit Mortgage Application
  10. Provide Lender with all documentation and verification
  11. Keep in constant touch with Lender until you have commitment
  12. Sign and return the Commitment Letter
  13. Comply with any conditions of Commitment Letter
  14. Obtain Insurance Binder on property

  15. Obtain final closing costs - obtain certified funds or money order
    • Bring Checkbook for possible other last minute adjustments
  16. Notify Utility Companies
    • Turn on service or change name on account
  17. Do final walk-through inspection of property
  18. Attend closing with required money (bring your drivers license)

Buyers/Agents Responsibilities

As your buyers agent both my fiduciary responsibility and loyalty is to you the buyer.

Your confidentiality will be maintained throughout the transaction and I remain obedient to your lawful instruction.

Unlike a listing agent I will tell you information that will help you get a lower price. In a hot market I'll help you get your offer accepted and negotiate the best terms on your behalf.

I will help you to identify the various listings which meet your specific criteria as they come to market or further research any properties you might find on your own. I can show you any listing in the marketplace and will not favor Coldwell Bankers listings over others but act only in your best interest.

Your offers will be presented to sellers and I will negotiate pricing and the terms of your offer to purchase according to your instructions. I will stand by you and guide you through the inspection, any repairs or negotiation on them until we have a Purchase and Sale Agreement that is acceptable.

I take care of the many incidental steps in the process such as monitoring deadlines, transferring paperwork, arranging appointments and showings and interfacing with listing agents, lawyers, lenders and inspectors.

When paperwork has to be signed I'll arrange to get it to you. Because my commission as your buyer's agent is paid for by the cooperating compensation offered out by the listing agent you get my expertise, market knowledge, supreme negotiation skills, and company resources at no additional cost!
